Nobody thinks much about what’s sitting in their loft until something goes wrong. But for a lot of homes in Lancashire and the wider North West, the insulation that went in during the 1980s or 1990s has long since passed its best — and topping it up isn’t always the right answer.
There’s a common assumption that old insulation can simply be buried under a new layer. In some cases, that’s fine. But in others — particularly where existing material is damp, contaminated, compacted, or the wrong type — removing it first is the sensible approach. The question is knowing which situation you’re in.
Signs that removal is the right call
A few things are fairly clear indicators that old loft insulation needs clearing out rather than supplementing. If you’ve had a roof leak at any point — even a minor one — there’s a good chance the insulation underneath absorbed some of that moisture. Wet mineral wool loses its effectiveness quickly and can also become a breeding ground for mould. You might not see it from a quick look through the hatch, but the signs are often there: a musty smell, staining on the insulation surface, or visible mould growth.
Rodent activity is another one. Mice and squirrels in particular love loft spaces, and they have a habit of nesting in insulation, urinating on it and compressing large sections of it flat. Once that’s happened, the material needs to go.
If your loft smells damp or musty when you open the hatch, that’s worth investigating. Don’t ignore it — moisture trapped above a living space can cause wider problems over time.
Old insulation types that may need replacing
Older properties — particularly those built before the 1980s — sometimes contain insulation types that simply aren’t worth preserving. Loose vermiculite or certain older loose-fill products can be problematic.
